LEASING MANAGER
LEASING MANAGERGMH Communities Trust is currently seeking a Leasing Manager for Harrisonburg, VA property. Selected candidate will assist Property Manager in reaching leasing goals while maintaining accurate records, organizational effectiveness, and maintaining a community with attractive physical attributes.Principal Duties and Responsibilities include:• Ensuring office is open daily on time.• Check the front office, back work spaces, game room, computer room, and fitness center for lights, air temperature, doors are unlocked, work order needs are addressed, and all spaces are free of debris and clean.• Maintaining attractive signage.• Follow-up with the accuracy of leasing book with file clerk and follow through with lease mail outs.• Recommend new avenues for creative marketing and approve all flyers and budget clearances with property manager.• Conduct monthly market surveys and make market recommendations accordingly.• Ensure the sending of roommate letters and all inspection checks are completed for new move-ins.• Maintaining the cleanliness of the model apartment.• Relay all information regarding new move-ins to facilities manager.• Organize apartment inspections for future move-ins.• Attend weekly staff meetings & hold weekly phase leasing meetings.• Communicate weekly with accounting manager about potential future evictions and skips and updating the Current Resident Log.• Utilize all the above-mentioned communication to create a “Hot List” of apartments ready for immediate move-in.• Ensure proper filing system is utilized.• Make sure office is organized.• Monitor staff scheduling.• Enforce uniform policies and hours of operation• Place office supply needs order to ensure all leasing supplies are refurbished as needed.• Prepare new move-in packages and oversee transfer of new move-in files.• Prepare time cards for payroll for all leasing staff members.• To ensure all new leases, transfers and cancellations are entered into Rent Roll weekly and accurately.• Perform all other duties as assigned.Requirements include:• High School Diploma• Strong marketing skills• Student housing experience preferred.GMH offers a competitive compensation package which includes health, dental, life insurance and 401(k) with employer match.
