Maintenance Supervisor

As a Metric Properties Full-Time Service Supervisor, you will be responsible for leading a team and overseeing the efforts of a multi-million dollar asset in the areas of inspection, maintenance and repair. Responsibilities:

 

· Responsible for ensuring the physical aspects of property meet the Company’s established standards and any applicable laws.

 

· Effectively lead the maintenance staff in diagnosis of problems and repair such as HVAC, electrical, plumbing, pool, carpentry, dry wall, exterior structural and appliances.

 

· Work to schedule outside vendors by obtaining competitive quotes and monitoring completion of work performed.

 

· Prepare maintenance budget (including Capital Expenditures) with Community Manager and place order, purchase and maintain inventory of maintenance materials, supplies and parts.

 

· Provide training, mentorship and assistance to service team and work to build the team to their full potential. Assist Community Manager in hiring and employment decisions regarding service applicants.

 

· Complete and document work orders of repairs called in by residents which may include repairs and cleaning (i.e. repair broken window, carpet cleaning, replacement of refrigerators, dishwashers, stoves, washers and hot water heaters).



· Perform preventive maintenance, including replacement of filters, inspection and replacement of smoke alarms, and security light replacement. Clean common areas when necessary.

 

· As appropriate and where applicable, maintain pool, hot tub, and grounds.

 

· Communicate with residents and co-workers with courtesy and efficiency to ensure resident satisfaction.

 

· Where applicable, provide emergency on-call services on a rotating basis with other service staff.


Job Requirements:

 

· Must be available to work Monday thru Friday, and have flexibility for overtime depending on workload and emergencies.  

 

· Must have a High School diploma or equivalent.

 

· Must have ability to maneuver equipment and appliances up stairs, move heavy appliances, inspect, supplies and tools which may weigh up to more than 50 pounds.

 

· Must be able to effectively communicate with residents, staff and other suppliers and vendors.  

 

· Must be able to manage time effectively and work with multiple deadlines.

 

· Minimum of three years of Apartment Maintenance Supervisor or related industry experience preferred.

 

· Must be HVAC certified.

 

· Subject to criminal background and drug screening procedures.
