As the Mall Manager, you will be accountable for supporting the leasing function (long-term and temporary), negotiation of contracts, staff supervision, office management, budgeting and monthly financial analysis and reporting, tenant and public relations, and operational issues all with the goal of maximizing the asset value of the property. In addition, you will also be accountable for the development and implementation of the mall marketing program, sales analysis, corporate and merchant communication, and community public relations.While interacting with multiple disciplines including city officials, corporate executives, industry leaders, retail prospects and tenants, the Mall Manager must exude and demonstrate confidence that all parties will have faith in. About the Position: In this dynamic and diverse position, you will be responsible for… · Establishing and implementing annual and long-term property plans consistent with corporate strategic goals and objectives; Recommending and implementing programs that will contribute to center profitability.- Plays a significant role in affecting the occupancy rate by actively participating in canvassing and leasing activities, resulting in permanent or temporary deals. - Leads property team in assessing strengths, weaknesses, opportunities and threats of property on an on-going basis; utilizes this information in the development of the short-term and long-term business plans; establishes objectives for all supervisory personnel which directly support business plan goals and objectives. - Prepares budget and budget revisions consistent with property needs and corporate goals and objectives. - Assists in overseeing store design and build-out; monitors new tenant construction for compliance with criteria; assists in expediting store opening.· Ensuring the effective marketing of the center through the planning and review of advertising, corporate initiatives, special events, promotions and retail enhancement programs.- Provides support and direction in coordinating marketing activities with all levels of corporate personnel. - Supports programs that achieve positive publicity and trade out values. - Assures marketing activities are implemented and are consistent with the business plan and property objectives. - Ensures that corporate initiatives are implemented according to established standards and property requirements. - Develops and/or supports an aggressive leasing marketing program for permanent and temporary leases.· Ensuring the effective operation, administration and improvement of the physical appearance, functional capability and security of the center.- Ensures corporate standards are met through the regular review of property appearance, administrative functions and loss prevention programs. - Ensures effective communication between all property and corporate departments. - Communicates operational issues and guidelines to tenants, contractors and the Company’s employees. - Implements effective cost control measures.· Staffing, directing, motivating and developing personnel to ensure that all property responsibilities are carried out efficiently and effectively and to maximize job advancement opportunities.- Interviews and selects subordinate employees in cooperation with the Human Resources department. - Counsels and disciplines employees as needed in accordance with company policy. - Directs the training of subordinate employees as necessary. - Organizes and directs the efforts of subordinates through the assignment of work, mutual goal-setting and action planning. - Appraises employees’ performance through documentation of employee’s achievement or non-achievement of objectives; meets with employees to discuss desired results in key areas and to assess the degree to which the employee has been successful in achieving them.· Representing the owner and/or manager to partners (if any), tenants, the community, the media and the shopping public.- Ensures that complaints are responded to and problems resolved. - Ensures that all requests for information are responded to in a timely manner. - Ensures the enforcement or company policies regarding the use of mall common area. - Interacts with, or delegates interaction with, government officials on matters relating to the centers’ role and activities in the community. - Maintains visibility in the community to ensure the centers’ ownership is viewed as a progressive presence, identifies opportunities to enhance the owner’s and/or manager’s image. Skills/Qualifications: To be immediately and seriously considered for this outstanding opportunity, you must have the following… · Any combination of education and experience in the areas of marketing, business administration, real estate (leasing), property management, and/or retail management equivalent to a bachelor’s degree.· Seven to ten years of experience in shopping center management. · Understanding of the principles of business administration. · Working knowledge of budgeting, accounting and financial analysis. · Effective oral and written communication skills. · Strong organization and management skills. · Proficient in computer and PC usage. · High degree of human relations skills.
