PROPERTY MANAGER - OPERATIONS
Lillibridge Healthcare Services, Inc., the nation’s leader in medical building property management, is seeking an experienced real estate professional for the position of Property Manager for a multi-building medical office building portfolio in the St. Louis area (Richmond Heights). Responsible for the day-to-day operations of the property, direction of building staff, supervision of contractors and vendors, and tenant / public relations. Ensure all operational activities are consistent with the mission of the building as directed by the General Manager. Healthcare real estate experience is strongly desirable.
RESPONSIBILITIES:
· Coordinate property activities with General Manager
· Direct and supervise building staff to conduct activities in accordance with the Company and Owners' policies
· Assist Leasing Manager in leasing including but not limited to new leases, renewals,,expansions, and lease abstracts.
· Write specifications, request proposals, and evaluate bids
· Coordinate contractor activities and oversee all construction projects to ensure the project is completed on schedule and within the established budget
· Maintain all aspects of property including service agreements for contracted work and insurance compliance by tenants and contractors
· Effectively communicate with hospital staff, building staff, tenants, contractors, vendors, and the general public to maintain excellent public relations
· Implement plans to accomplish budget goals and objectives
· Institute additional policies and procedures to further the operational efficiencies and financial effectiveness of the property
· Enforce guidelines and procedures and implement emergency procedures
· Provide exceptional service to tenants
· Prepare reports, proposals and presentations as required; including annual OPEX/capital budgets and monthly financial reporting
· Supervise tenant build-outs, move-ins, and move-outs
· Attend leasing and construction meetings regularly
REQUIREMENTS:
· Three to five years commercial real estate experience
(Medical office building experience preferred)
· Commercial / Medical office leasing experience
· Bachelor’s degree in Business or related field
· Ability to handle multiple projects
· BOMA RPA or IREM CPM designations preferred
· Accounting proficiency as it pertains to monthly reports, A/P, A/R, OPEX reconciliations and tenant increases.
· Self-starter with very little need for supervision
· Ability to interact positively with on-site staff, senior management and tenants
· Excellent oral and written communication skills
· Strong organizational skills
· Above average technical proficiency
(Microsoft Excel and Word are a must)
· Property management software experience a plus
