Project Coordinator (Site Development)

Job Summary
Responsible for managing the flow of all construction documentation throughout the construction process including, but not limited to, requests for information, change orders, contracts, and scope changes. Will work with client's internal and external stakeholders including Design, Real Estate, Architectural, Engineering firms and developer to optimize site development and master plans to support our client in their retail growth strategy: The scope includes:
* Master Plan Analysis
* Zoning Analysis
* Due Diligence
* Site Development Feasibility Studies
* Site Analysis
* Land Use Studies
* Redevelopment Plans
* Environment Plans
* Permitting Coordination
* Jurisdictional and Regulatory Coordination
* Site Plan Analysis

Candidates must be near the Bethesda, MD or Herndon, VA area or within the vicinity.

Responsibilities

The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified. Receive, log, and track plans and specifications as the architect issues them.
Assist the project manager to determine changes in scope resulting from revisions and bulletins issued.
Maintain accurate and current transmittals and punch lists. Issue logs, meeting minutes and daily reports while ensuring that team members are aware of current changes, additions and deletions.
Responsible for the submittal process including, but not limited to, gathering information from the construction manager, monitoring the submission schedule, status, and tracking of same.
Handle requests for information, change order requests, change orders, contracts, scope changes, and payment applications in an orderly, updated manner.
Track and file progress photos.
Maintain current vendor director and lists; distribute to team members.

Minimum Requirements

High school diploma or equivalent preferred with a minimum of two years construction-related experience.
Proven knowledge of construction documents.
Proven ability in planning, organizing and implementing work priorities to ensure the orderly flow of construction documentation throughout the construction process.
Proven ability to interact, develop and maintain a positive working relationship with personnel on all levels, both within the company and with clients.
Proven proficiency in word processing, including proficiency in current corporate software packages.
