Property Maintenance/Porter

The following is a list of responsibilities that the Maintenance person is required to maintain and accomplish on a day to day basis but not excluding items that may come up during the work week.

 

*pickup trash and any debris from parking lot (both front and back of buildings)

 

*empty trash cans and cigarette receptacle

 

*remove graffiti (paint over as often as needed) (this includes bldg, dumpsters and trash cans)

 

*complete daily work orders ( turn in as completed with timesheets)

 

*maintain vacant spaces clean and in “Show Room” quality (including Clean Front Windows, vacuuming, paint walls, repair damaged walls and minor plumbing issues)

 

*maintain light fixtures (change bulbs as often as needed)

 

*ability to climb, kneel, stoop, bend, lift 50-60lbs

 

*paint where needed (vacant spaces, exterior walls and curbs)

 

*be on a continuous lookout for any damages to the properties ( including bldg, parking lots, alleys, trees and railings)

 

*do minor projects including small pot hole repairs, plumbing, door repairs, and general office repairs, inspections of roofs, 

 

*maintain the company vehicle (wash, vacuum, keep mileage record, gas receipts, inform Director of required maintenance such as oil changes, document any and all damages including scratches and dents and broken glass)

 

*maintain inventory of items in vehicle

 

*maintain daily log/timesheet of job location and work performed

 

*assist maintaining irrigation system in proper working order (replace bubblers and heads as needed, larger problems will be contracted out)

 *be able to drive and maintain a clean driving record for insurability
