Property Manager - Commercial Real Estate
Summary Description:
The Property Manager will report directly to two Owners of a regional portfolio of commercial properties and will work closely with leasing agents, existing and potential tenants, and our 3rd party property management company. The primary focus of this position is to direct and monitor all aspects of portfolio operations to ensure the long-term viability of the projects. While day to day management and direct tenant interface is largely the responsibility of the 3rd party manager, the portfolio requires oversight from this “in-house” Asset Manager. Monitoring ongoing management issues, tenant delinquency and leasing will be fundamental to the success of this position. This position requires strong organizational skills combined with the ability to manage multiple tasks. Attention to detail and strong follow through skills are required. The position broadly covers leasing and property management including budget monitoring and financial review, variance and operational reporting, negotiating and documenting new leases and renewals, capital and tenant improvement projects. Limited travel to regional locations is involved.
Essential Job Functions: Property Management: • Develop, implement and monitor an overall strategy for each asset - asset management plans • Review and approve annual operating budgets submitted by 3rd Party Property Manager.• Work closely with Director of Finance to assess financial performance and monitor budgets and operational performance
• Delinquency management including working with collection attorney• Implement proactive strategies to resolve operational problems. • Supervise capital and tenant improvement projects • Negotiate tenant leases, renewals and related contracts. • Review and approve monthly operating reports with Director of Finance• Visit properties as needed. • Work closely with Partners to design process and system for improved management and oversight
Lease Negotiation: • Work with project leasing teams on lease-up assumptions • Negotiate leasing agreements with listing brokers • Monitor monthly leasing and marketing reports. • Negotiate leases and renewals on behalf of Partners, based on benchmarks and project goals-Language and drafting experience is important• Lease documentation and administrationQualifications: The successful applicant should have: • 3 years of experience in real estate – property or asset management preferred • Have a minimum of a Bachelor Degree finance, accounting or real estate preferred. • Experience in tenant improvements-tenant build out and capital improvement projects • Leasing familiarity in terms of process, documentation, language drafting etc. • Strong fact finding and organizational skills • Ability to work effectively with development professionals, contractors, architects, leasing professionals and property management professionals. • Recognize, investigate and communicate operational problems. • Microsoft Office application competency – Quickbooks experience a plus• Organized, detail oriented and able to allocate time between multiple tasks/demands. • Ability to work in a fast-moving, high intensity, entrepreneurial environment
