Regional Property Manager, Multi-Family

This newly created position is in response to our growth and success in the southeastern United States.  This key leadership role will manage a portfolio of apartment communities in the southeastern region, with the goal of maximizing operating performance and achieving company's financial goals.

 

This position directs all operations of properties including monthly operating report, rent roll, delinquency report, budget comparison, leasing & occupancy, and monthly billing reconciliation.  Reviews and analyzes the monthly operating reports with the idea of increasing income and reducing costs.

 

Ensures the development and training of all team members through the creation of individual development plans, attendance at McKinley University course offerings and mentoring of our valued employees.

 

Monitors bookkeeping functions, budget preparation and budget variance with community managers and bookkeepers; interacts with senior management in budget concerns and development.

Reviews, controls, and authorizes as necessary, purchases of supplies and equipment for use in community.

 

In conjunction with our Customer Experience team (sales/marketing), community and senior management, analyzes market conditions, occupancy trends, competitive pricing and product in order to make recommendations for adjusting market rents, renewal rates and retention programs, and leasing incentives.

 

Prepares periodic inventory of building contents and property condition, and forwards listing to senior management for review.  Makes recommendations to management for alterations to or reconditioning of community property as needed to maintain high quality appearance, curb appeal, and product. 

 

Directs and monitors community managers in coordinating adherence to building and safety codes.  Regularly monitors conditions and readiness of apartment units for adherence to company standards.  Creates, with community and senior management, long term capital asset development plan.

 

Develops professional and productive relationships with corporate departments such as Accounting and Human Resources, and provides liaison as necessary between community staff and corporate entities.

 

Interprets, implements and oversees adherence to company policies and procedures.  Responsible for adherence to all applicable federal, state, and local laws.

 

Remains current in property management techniques and practices by participating in professional organizations such as IREM and BOMA.

 

QUALIFICATIONS:

EDUCATION and/or EXPERIENCE:

Master’s degree (M.A.) or equivalent; or four to ten years related experience and/or training; or equivalent combination of education and experience.

 

CERTIFICATES, LICENSES, REGISTRATIONS:

Certificate or license in property management required; drivers license required.

 

TRAVEL: Regular travel will be required.
