Job Description Regulatory Coordinator p { font-size: 11px; font-family: Arial, Helvetica, sans-serif; line-height: 12px; } Responsibilities This position is responsible for some or all of the following:- Supervision of Network real estate infrastructure for rent and lease payments in excess of $700 Million annually. Additionally, it is responsible for ensuring real estate compliance for 30,000 + sites with a potential impact on asset protection of $24B+, - Abstracting of all contractual documents including leases, amendments, tenant agreements, easements, purchases etc. Includes review of all documents for critical financial and legal terms for entry into real estate database,- Interface with counterparts in the Areas and Regions, Finance Group and landlords for issue research and problem resolution, - Update and maintain Network Real Estate database requiring interpretation of critical legal and financial contractual terms, - Participate in special projects as required by Associate Director and/or Manager which entails independent research and decision making to complete their segment of the project. Which entails the analysis of financial reports for real estate as they impact capital and expense budget line items. Examples of reports are aging, lease list, GL location coding and monthly cell site stat reports,- Manage, review and interpret real estate contracts for data base management, - Oversee notice process as required for address changes, insurance certificates and terminations as warranted,- Interpret termination, commencement, renewal rights and rent calculations and escalations,- Interface with landlord representing VZW on contractual obligations. Independent decision-making regarding interaction with Landlord and initiation and execution of pertinent correspondence representing VZW. p { font-size: 11px; font-family: Arial, Helvetica, sans-serif; line-height: 12px; } Qualifications - 2 years minimum experience in telecommunications industry specific to property management, - 2-3 years accounting/financial experience preferred, - 2-3 years experience in real estate contract interpretation and in contract review for financial analysis, - Strong PC skills (Word, Excel, Access, Data Base),- 2 years minimum work experience with relational and web-based database systems. Other: - Strong written and oral communication skills, - Ability to balance extremely heavy workload requiring multitasking,- Strong interpersonal and organizational skills, - Must work both in a team structure and independently, meeting multiple deadlines, - Leadership potential.
