Established in 1985, Goodloe Realty Services is a licensed Real Estate Brokerage specializing in residential, commercial, and community association management.  From our north Dallas offices, we manage a growing portfolio of realty assets and commercial community associations throughout the Dallas-Fort Worth metroplex.  We are currently seeking a Residential Property Manager for our property services staff.

 

Job Summary – (Single-Family) Residential Property Manager:

 

Repairs / Maintenance:

·  Receive and document maintenance calls; prepare work orders; obtain necessary bids; assign work to vendors; inspect and approve work.

· Prepare, monitor and follow-up correspondence with tenants, owners, and vendors regarding maintenance, repairs, bids, problems or other areas of concern.

·  Assist management in interpreting/monitoring lease contracts, management contracts and Texas Property Code provisions and assessing responsibility for repair expenditures.

 

Vendors / Invoices:

·Match work orders with invoices from vendors; review and approve invoices for payment; assess and document tenant’s portion of repair expense for billing by accounting.

·Negotiate and resolve overcharges, duplicate charges, or other invoice or work related discrepancies with vendors.

·Interview and evaluate potential new vendors.

 

Property Inspections:

·Maintain and monitor written property inspection schedule; conduct regular/periodic inspections; draft and transmit inspection reports to owners and tenants; follow-up with owners and vendors as required.

·Establish and maintain good rapport with property owners; conduct property reviews with owners; correspond/communicate to owners regarding status and condition of properties.

·Conduct and document initial occupancy inspections with new tenants; video occupancy conditions for archive files.

·Conduct and document exit inspections with tenants; video exit conditions for archive files; assess and summarize deductions from tenants’ security deposits or other costs determined to be tenants’ responsibility.

·Conduct training sessions for agents and staff members; initiate and draft policies and procedures regarding property inspection requirements.

·Photograph and video properties to document status or conditions; monitor and maintain video library.

·Inspect properties and obtain information to prepare Property Information Sheets; monitor and update general information in files as needed.

 

Renovations / Rehabilitation Work:

·Obtain competitive bids from vendors; prepare transmittal packages to property owners for renovation, rehabilitation, or major repairs; coordinate and interface with insurance adjustors or carriers as required.

·Inspect and approve vendor work; approve invoices, draws, and cash disbursements.

 

New / Vacant Properties:

·Monitor utilities on vacant properties; initiate/disconnect utility services.

·Monitor security and safeguard properties during vacancies; conduct drive-by and physical inspections of properties during vacancies.

·Initiate and schedule make-ready cleaning and repairs prior to tenant occupancy.

·Winterize/de-winterize vacant properties during cold weather months; check and maintain thermostat settings.

·Document receipt of keys, garage door openers, mail keys, or security devices from owners and issuance to and receipt back from tenants.

 

Other Duties:

·Carry 24-hour pager; respond to and effectively handle after-hours, weekend, and emergency repair or maintenance requests.

·Prepare required documents and initiate eviction or other legal proceedings as required.

 

Skills, Education, and Requirements:Texas Real Estate License requiredHigh School Diploma or equivalent and stable job historyMinimum of one year experienceComputer proficiencyWorking knowledge of Microsoft Office applications (Word, Excel, Access, Outlook, Explorer)Strong communications skills – verbal and writtenAbility to write reports and business correspondenceEnthusiastic, positive, and professional demeanorAbility to multi-task and prioritize duties and responsibilitiesStrong organizational skills and attention to detailAbility to work both independently and in a team environmentStrong customer service conceptPrevious experience with Yardi or other property accounting software helpful

 

Our work schedule is 8:30 a.m. to 5:00 p.m. Monday – Friday.  We require pre-employment screening and background verification.  Our benefits package includes mileage and car usage reimbursement, cell phone and voice mail service, education reimbursement, vacation, sick, personal and holiday pay, and retirement plan.
