Sr. Chief Engineer

Position Description:

POSITION PURPOSEProvide oversight and long-term strategic planning for building systems, equipment and personnel. Ensure prompt and courteous response to customer requests. RESPONSIBILITIESProperty & Customer
Oversee operations and proper maintenance of building systems – includes regular site inspections. Review work order and preventive maintenance programs with staff to ensure responsiveness and efficiency.Remain current on saving opportunities and take full advantage of applicable programs.Review and ensure compliance with all applicable codes and regulations of all governmental agencies having jurisdiction. Meet with city and government officials as needed.Ensure inventory control and purchase processes are in place and operating properly. Assist with training and adherence to safety and building emergency procedures.Ensure team is maintaining as built drawings and closeout packages for proper plan organization, O&M, sequence of operations, and commissioning acceptance testing when required.Ensure the team remains in full compliance regarding building records, drawings and permits. Reporting
Provide top-level portfolio updates on engineering operations.Provide top-level portfolio updates on variances to R&M and capital budgets.Provide top-level insight and input on annual budget and forecasts.Review scopes of work, bids and contracts for maintenance and service.Track and report on utility consumption at the portfolio level.Maintain updated comments in the Performance Development System for direct reports.Supervision and Leadership
Supervise engineers and maintenance staff. Assist the Chief Engineers with the management of service providers to ensure top quality work is performed in a timely manner.Implement and enforce customer service and customer service programs.Work closely with leasing, construction and management teams to meet company goals and objectives.Help resolve customer and team issues.Perform special projects as assigned. Evaluate job performance of subordinates and identify promotional opportunities. Strategically prepare staff for possible turnover and review the staffing structure of the portfolio.Mentor team members and maintain order and discipline among personnel.Additional Qualifications: 15+ years prior experience in building operations/engineering and maintaining equipment and systems. Proven leadership abilities and integrity.Comfortable working with Excel and Word.EPA 608 Universal Certification for refrigeration. Desired Knowledge and Understanding of Blue Prints.Advanced Energy Management Training.Building Operations and Maintenance Training Certificates of Completion.Completion of College or Technical School HVAC Certification Program.Engineering Technical Training.Desired Completion of Building Operator Certification Level I or Systems Maintenance Technician Program.Desired Completion of Building Operator Certification Level II or Systems Maintenance Administrator Program.Desired Completion of Facilities Management Course.Desired Knowledge and Understanding of the EPA Energy Star Benchmarking Program.Driver’s license required. Must possess basic hand tools and VOM. Proven record of excellent customer service.Very strong organization and communication skills.Strong leadership and team building skills.

Qualifications:

Twelve or more years of experience as building engineer or relevant work experience. Management experience required. Technical degree or certifications preferred.
