Headend Facilities Manager
Responsible for providing regional field support and training for building maintenance standards, facility, property and project management tools, process management, energy management initiatives, vendor specifications and management, and various other facilities management functions. Work directly with and support Corporate and Division Safety & Compliance, divisional and Market Facilities leads, and Corporate and Division Real Estate. Ensures building reliability, local, state and federal regulatory compliance, and cost effective operations. Develops and maintains vendor relations with various maintenance contractors. Local regional travel is required.
- Responsible for all aspects of Facilities Management.Coaches and trains all Area Facility personnel.
- Responsible for creating and executing facility migration plans for facility. This includes all aspects of space planning short and long range - and capital construction for the facility, including employee and tenant needs, as well as logistics for special events.
- Responsible for maintenance and operation for all critical power systems including UPS, Generators and distribution/switch gear in a 24/7 99.999 uptime datacenter environment.
- Responsible for all HVAC systems.
- Must have the ability to provide hands on maintenance support as well as the ability to project manage larger initiatives
- Manages architectural / structural records of the facility and provides updates as required.
- Manages facility expenses and capital budget and possess ability to identify efficiencies and reduce costs. Serves as point of contact with tenants regarding all maintenance requirements.
- Develops and manages Business Continuity Plan (BCP) for Facility.
- Meets with potential leasing clients and assists in gathering business for the facility. Develops contractual agreements with vendors from multiple disciplines. Directs vendor activities.
- Directs all aspects of maintenance for the facility including, but not limited to security, landscape, parking areas, plumbing, roof, janitorial, carpet, raised floor and general maintenance. Seeks low cost / top quality solutions and providers.
- Ensures the company's vision, values and goals are reflected in employee performance and results within managed areas.
- Accountable for negotiations, review and management of facility service contracts.
- Ensures adherence to all applicable federal, state and local regulations in regard to safety, sanitation and compliance.

QUALIFICATIONS:
- Bachelors Degree in Facilities Management, Architectural, Engineering, Planning or Business Administration or specialized knowledge in Facilities Management or the recognized equivalent in work experience, or a combination of work experience and education.
Experience
- At least seven years of experience managing a technical facility including planning / programming capital improvement programs, operating expense budget development and management, construction projects and facilities management, including at least three years in a supervisory capacity.
- Excellent interpersonal, communication, influencing skills and customer service skills. Demonstrated project/program management skills and experience. Demonstrated teamwork and leadership skills in managing diverse project teams. Ability to manage multiple projects concurrently and to optimize multiple objectives (cost, quality, cycle time).
