Responsible for all aspects of leasing and zoning wireless sites. The Manager of Site Acquisition and Zoning’s activities start with the issuance of a site search ring and conclude when leasing and zoning are complete. This position requires continual Interface with RF, Field Operations, Network Design and Construction to meet all site requirements. The position also includes responsibility for outside vendor selection and supervision when necessitated by workload.

Essential Duties and Responsibilities:Supervise the site acquisition process relating to leasing, survey orders, title orders, LOA’s, Phase I, NEPA, zoning, and zoning drawings. Locate potential wireless sites based on search rings provided by RF Engineering. Perform site walks at candidate sites and determine leasing and zoning feasibility. Negotiate site leases with landlords when applicable. Establish leasing and zoning scope of work with outside contractors when required. Ensure that all regulatory requirements are followed. Ensure all leasing and zoning related milestones are accurately entered into the project tracking system in a timely manner. Work with A and E firms to coordinate all aspects of zoning documents and drawings. Review zoning drawings for compliance with RF, Landlord and jurisdictional requirements. Review zoning conditions and ensure proper documentation is incorporated into final construction drawings. Review zoning and construction drawings as part of the red line process. Get LL sign off on Zoning and Construction drawings. To ensure new site development is documented and designed within MetroPCS requirements. Deliver operational new sites for market deployment in a timely manner to meet overall market goals and objectives. Ensure 24/7 access to the site.

Minimum Position Requirements:Bachelor’s degree in related field or equivalent related experience/education. 6 years real estate site acquisition and zoning experience in wireless communications; prior management experience is preferred.
