Job Description Specialist-Regulatory/RE p { font-size: 11px; font-family: Arial, Helvetica, sans-serif; line-height: 12px; } Responsibilities The Network Regulatory/Real Estate Specialist will be responsible for the following:1. New site acquisition- Oversee the site acquisition process (such as regulatory, environmental and legal approvals) and governmental approvals (building permits, zoning). 2. Site Modifications Manage completion of existing cell site modification projects. Perform work and/or direct, monitor, and report on the progress of third party vendors in performing landlord consent requests, due diligence studies, design and construction drawings, regulatory compliance, lease amendments, and permitting. Types of projects may include generator retrofits, EVDO add, antenna sectorization/change/add, carrier conversion/add, shelter change/add, microwave change/add, and other miscellaneous site modifications.3. Inbound Collocation Manage inbound collocation applications to maximize tenant revenue. Perform work and/or direct, monitor, and report on the progress of outside counsel in performing collo application review; due diligence documentation transmittal; tenant sublease agreement negotiation, preparation and execution; tenant documentation review; and notice to proceed issuance. Direct, monitor, and report on the progress of third party vendors as necessary.4. Landlord negotiations-Handle escalated issues with landlords and other VZW departments to resolve property management issues.5. In-Building Solutions Manage completion of due diligence studies and preparation and execution of IBS agreements. Collaborate with B2B Sales, Legal, RF Engineering, and Construction departments to make decisions and achieve business objectives. p { font-size: 11px; font-family: Arial, Helvetica, sans-serif; line-height: 12px; } Qualifications " Education: Bachelors degree or equivalent work experience required." 5+ years of experience in site acquisition, commercial real estate or property management experience" 3 years of experience in communications industry" 2 years work experience with relational and web-based database systems" Knowledge of legal and financial terms and ability to read and interpret contracts" Experience with contract management, project management or construction disciplines" Basic knowledge related to legal contracts, property management, and real estate and zoning regulations." Strong problem solving skills" Proficient in Microsoft Office Suite (Excel, Access, Word)" Proficient in PeopleSoft Inventory and Fixed Asset Modules" Ability to work under tight deadlines and to manage multiple competing priorities."
