Sr. Airport Property Rep.

Knowledge, Skills and Abilities Required:

Bachelor's degree/equivalent in Business Administration or Aviation Management or related studies. Seven (7) years professional experience in commercial real estate. Special emphasis must be in airport properties or airport management. Excellent negotiation skills. Ability to work as an individual in a remote location. Strong human relations and communication skills.

Essential Duties and Responsibilities:

Negotiates with Airport Authorities for operating agreements and/or permits to allow FedEx aircraft to operate at both domestic/international airports and establish landing fees and other charges totaling approximately $53,000,000 systemwide.

Contacts airport management, FBO's, airlines, etc. to determine availability of facilities and property to meet FedEx needs.

Collects data (i.e., airport layout plans, engineering drawings, field surveys, aerial photographs, etc.) to aid in site evaluation and planning. Maintains database of essential information pertaining to airports (i.e., personnel, master plans, environmental plans, political climates, etc.)

Interprets planning data, evaluates site options and develops recommendations to present to FedEx management on both short and long term airport ramp requirements.

Evaluates selected airports to determine if aircraft operations facilities are suitable to FedEx needs; monitors operational status of airports to ensure corporate needs are met (construction, noise, and financial information).

Provides input to system control on alternate airports, contingency on and off load locations and determines the suitability of selected airports to meet system needs.

Participates in various committees (i.e., large aircraft coordinating, scheduling, fuels, catastrophe planning, winterization, etc.). Represents FedEx's interests at ICAO, AOCI, FAA, IATA meetings, conferences and seminars.

Performs expanded functions of conducting business more independently in the International arena, and in a broader industrial engineering and properties capacity, working with local language and customs. Travel duration of two to three weeks is not unusual.

Establishes terms of potiential purchases, leases or third party development through negotiation with potential landlords and formalizes lease purchase terms into legal document and coordinates same with legal, risk management, etc.

Monitors changes in business plans to determine impact on existing and potential airport property and determines needs; prepares annual and five (5) year airport development plans for the assigned theatre (including capital/expense budgets).

Coordinates and negotiates lease renewals / amendments and initiates funding requests. Monitors relations with landlords and manages airport leases.
